how about: alt="Click to enlarge picture of house for sale" rather than
just "click to enlarge" you may also want to have a look at the longdesc
attribute to add a few more keywords and link it to a bit of babble
about the house/area (that the sellers can write) at the bottom of the
page.
if you think that sucks the big one i still think you should have an
area for the sellers to babble about the house/area anyway.

Food for thought.
I use the user's own brief description in the meta description tag.
Image title. New one on me. Like the table title. I guess all the
elements can have a title??
Thanks for the heads-up.

Sellers babbling.
Right now that is under review.
With a free listing, the seller can write a short babble and upload one
picture.
With a paid listing, the seller can babble all day long, and upload six
pictures.
I am trying to make a balance between a useful free service, and a
value-added paid service.
Always conscious of the visitor though. For them lots of babble and pics is
best, but I want to make some money too, otherwise there will be no service!
I am thinking about allowing ALL sellers full babble, but the paid ones
only, can upload six pics. Full babble of course gives me more content for
the visitors and spiders.

Seems favourite to me. Then you have a motivated hoarde of content writers.
Wouldn't hurt to provide your visitors with hints and tips on how to get the
best out of your site.

I think this is a good way to go about it......Most people know the mantra
"a picture says a thousand words", and lots of web users are more than happy
to pay for this privelege.....Look at Ebay.....A simple listing includes 1
product picture, but most people are happy to pay the extra to upload about
half a dozen pictures with their listing because they know it will improve
the chances of a worthwhile sale.....
I think what it all comes down to is, People like pictures.....I reckon this
could be a winning strategy for you mate....

title is intended to give a tool tip caption...some browsers get alt to
act as a stand in in the absence of a title...but it's best to have both,
one captioning the image and the other an alternative for those who don't
see the image...good accessibility practise...and Googlebot loves it

I think you're approaching it wrongly. Paying, or not paying, for babble
and/or number of pics, is over complicated - and one pic is usually enough
for anyone.
How about instead, the "lifetime" of the ad should depend on whether or not
it was paid for. For example, free ads expire/dissappear off the site after
2 weeks, whereas paid for will stay online for 8 weeks. Or, if they pay
even more, it stays forever. (or until they claim it has been sold).
Few houses are sold (contracts exchanged) within 6 weeks of going on the
market... so keep this in mind when striking a balance.

Thanks William and Sam.
Turned into an impromptu market research exercise. Good feedback from guys
whose opinion I value.
Together with the other comments, plenty of food for thought.

Where do you live? Round here they're gone within days, two weeks max.. Of
course it all depends on several factors and the market can change on a
whim.

Suffolk (UK). Finding a buyer takes 1 or 2 days. But it means nothing
until you exchange contracts.
Acheiving an excahnge of contracts seems to take forever.
