That doesn't seem to be accurate for Google. They seem to pull the
specific text on the webpage that matches your words or phrase.

No, not verbatim. What shows up at Google is the meta desc, verbatim.
Search for freemont office and gilbert appliance, and look at the source. Smile

Sometimes text comes from DMOZ. Have toy checked to see if it has ?
